Clearwater Landing is an open large format retail development, comprising
several large format retail box stores and smaller retail/services
uses, located near the banks of the Clearwater River in the heart
of Fort McMurray’s central business district, at the intersection
of Manning Avenue and Reidel Streets. Phase 1 of the development
was opened in the fall of 2004, and is anchored by Sport Chek, and
Mark’s Work Wearhouse.
The development shares a property line with Wal-Mart, and is shadow anchored
by major destination retailers like Canadian Tire, Staples, IGA and Save on Foods
making Clearwater Landing an ideal venue for any large format retail or service
use. Mark's Workwearhouse and Canadian Tire indicate that their Fort McMurray
locations are amongst their highest volume stores in Canada. Fort McMurray lacks
other traditional category killer retailers, so the market is ripe for these
new businesses to open and capture new market share from this high income community,
and the surrounding trade area.
The project's second phase, anchored by The Brick, a larger Mark's
Workwearhouse, Reitman's and Sobey's Western Cellars is well underway
with a planned opening date in early 2007.
T & T Properties actively seeks either one 40,000 sq. ft. retailer, or two
large format stores to complete Phase 3 of the development. Construction can
commence immediately upon execution of a lease.
Fort McMurray is being called “Canada’s Energy Eldorado” with
unprecedented growth in population and industry.
Nearly 3 trillion barrels of oil exist in the sands just north of Fort
McMurray, with at least 315 billion barrels recoverable using today’s
technology. That’s more oil than Saudia Arabia has, making this
market economy “red hot”, and offering those who venture
there untold opportunities for business and success.
It is a community undergoing dramatic modernization, in everything
from downtown mid-rise buildings to new condominium and housing developments.
